Current as of: Landlord Kit November 2, 2026; New Deductions Workbook November 2, 2026; Freelancer Workbook November 2, 2026. Each product shows its “current as of” date and has an update log. Laws, CPI figures, and IRS/FTB guidance change. Always check the official source linked in the workbook.
Where results can be wrong: California Landlord Compliance & Rent-Cap Kit
- A city or county rent-control ordinance may set a lower cap or different rules. The calculator uses only the statewide AB 1482 cap (Civ. Code 1947.12).
- Whether a unit is exempt depends on facts the kit can't check: building age, owner-occupancy, and who owns the unit. A unit owned by a corporation, a REIT, or an LLC with a corporate member can't use the single-family/condo exemption. The required exemption notice must also have been given.
- The cap is measured from the lowest rent charged in the prior 12 months, excluding concessions, and allows no more than two increases in 12 months. The right CPI depends on your region and the effective date, rounded to 0.1%.
- Notice periods (30 or 90 days under Civ. Code 827) get extra days when mailed. A declared state of emergency can add limits (Penal Code 396).
- The kit includes a checklist of what a rent increase notice must contain, not a fill-in notice. You or your attorney prepare the notice itself.
- The statewide rent cap law is scheduled to sunset January 1, 2030.
- Get professional help before an eviction or unlawful detainer, a disputed exemption, or a tenant claim of overcharge.
Where results can be wrong: 2026 New Deductions Workbook
- The Schedule 1-A tab is an estimator. File using the official IRS Schedule 1-A and instructions, or your tax software.
- California doesn't follow the new federal deductions for tips, overtime, car-loan interest, or seniors. Your state tax may differ.
- Eligibility depends on your occupation, how your employer reports the income, and your filing status and income (phase-outs).
Where results can be wrong: California Freelancer Quarterly Tax Workbook
- Estimates use simplified assumptions, for example on the QBI deduction, other income, credits, and withholding.
- Safe-harbor rules (100% or 110% of prior-year tax) and the annualized-income method can change what you owe each quarter. California's 30/40/0/30 schedule differs from the IRS's equal quarters.
- Get professional help before you answer an IRS or FTB notice, or if you have large one-time income.
Liability limits and refund terms are in our Terms and Refund Policy.
